// Delivery · Client-Side Project Manager

Your representative on the project — independent of the builder.

A client-side project manager acts for you — the owner, developer or occupier — across Sydney and NSW. ACC coordinates the consultants, contractors, certifiers and authorities, holds the brief, budget and programme, and reports the position to you with evidence, so decisions are made with independent advice on your side of the table.

    Brief & budget
    Common exposure for the ownerThe builder's price can become the budget, and scope gaps often surface later as variations.
    With ACC as your representativeACC develops the brief, cost plan and decision points with you before the contract is signed, so the budget is set independently of the builder's price.
  2. 02
    Variations & claims
    Common exposure for the ownerClaims can end up assessed only by the party that raised them.
    With ACC as your representativeEach variation and progress claim is reviewed against the contract and the measured position before a payment recommendation is made — the same review that reconciled variation exposure to the contract on ACC's published health-sector engagement.
  3. 03
    Programme slippage
    Common exposure for the ownerDelays are often explained only after the date has been missed.
    With ACC as your representativeThe live programme (Gantt / PERT) keeps the critical path visible; where dates move, recovery options are advised through delay analysis, with shutdown, possession and staged-occupation windows planned around operations — the approach used on ACC's education, defence and CBD engagements.
  4. 04
    Handover
    Common exposure for the ownerDefects and missing records are too often discovered by the occupier.
    With ACC as your representativeInspections, defects and close-out records are held in registers through to handover and close-out, with a reporting cadence the owner or asset committee can continue using in operation.

Figures, sectors and project outcomes referenced are those ACC publishes on accassociate.com.au for the engagements shown. Every engagement is scoped in a written proposal; outcomes depend on the information available and the decisions taken on each project.

// 05 / Questions owners ask

Straight answers before you appoint.

What does a client-side project manager actually do?

A client-side project manager works for you — the owner, developer or occupier — not for the builder. ACC defines the brief and decision points, holds the programme and budget, coordinates the consultants, contractors, certifiers and authorities, and reports the position to you with evidence, so decisions are informed by independent advice rather than the builder's account alone.

When should I appoint a client-side project manager in Sydney?

The earliest useful point is before the brief, budget and programme are locked — typically at feasibility or concept design — so the decisions that set cost and time are made with independent advice. ACC can also join a live project for an owner-side review of progress, cost and contract position, or be engaged for a single stage such as tender or handover.

How is this different from the builder's project manager?

The builder's project manager delivers the builder's contract and answers to the builder. A client-side project manager represents you: reviewing claims, variations and programme against the contract, identifying issues early so they can be addressed before they escalate, and keeping an independent record of what was decided, by whom and on what evidence.

How does ACC report to me?

Through a set reporting calendar: a monthly cost, progress and risk report for the owner or board, a live programme (Gantt / PERT) with the critical path, and RFI, instruction, variation, defect and inspection registers. Every recommendation carries the evidence behind it, and the project's records are held in one ACC system from enquiry to handover.

Which Sydney projects suit a client-side project manager?

New builds, apartment and multi-residential developments, commercial fit-outs and refurbishments, and education or community facilities across Sydney and NSW — whether ACC is engaged for a single stage, an independent review or the whole project lifecycle.

How is ACC engaged, and what does it cost?

The scope of every engagement is defined in a written proposal or consultancy agreement — single stage, independent review or continuing support — so you know what is included before work starts. Fees are set out in that proposal and reflect the scope and stage of the engagement. Submit an enquiry below and an ACC consultant will come back to you with a reference number and the next step.
