Construction Project Health Check

Ten questions an owner, developer or occupier should be able to answer about a building project — before committing, or at any point during delivery. Answer honestly; the result shows where the project's control sits with you and where it currently sits with someone else.

  • Ten yes/no questions across brief, contract, programme and handover
  • Your result and a personalised PDF, emailed to you
  • Each 'No' points to the ACC service that closes it — no obligation
// 01 / Brief, budget & feasibility
  1. Is there a written brief that states what the project must deliver, by when, and for how much?
    Without it, the builder's price tends to become the budget and scope gaps surface later as variations.
  2. Was the budget tested independently of the builder's or developer's own figures?
    A budget set only from the delivery side carries that side's assumptions and exclusions.
  3. Were tenders or quotes compared on a like-for-like basis, with scope gaps identified before award?
    Headline price comparisons hide the exclusions that become claims after award.
// 02 / Contract, claims & payments
  1. Do you know which contract form applies and who administers it on your behalf?
    Notices, time bars and variation rules only protect the owner if someone is tracking them.
  2. Is every progress claim reviewed against measured work before it is paid?
    Relying solely on the builder's claim can leave the owner without an independently verified view of the work completed and the amount payable.
  3. Are variations logged, priced and approved in writing before the work proceeds?
    Variations agreed on site and priced later can lead to disagreements about scope, cost and approval, particularly when the records are incomplete.
// 03 / Programme & risk
  1. Is there a live programme with a critical path, and is slippage reported before a milestone is missed?
    Delays explained after the date has passed leave few options to recover.
  2. Does each significant risk have a named owner, a treatment and evidence behind it?
    A risk list that is not connected to what is happening on site gives no early warning.
// 04 / Records, quality & handover
  1. Are stage inspections and defects recorded with photo evidence as the work proceeds?
    Defects found by the occupier after handover are the hardest and most expensive to resolve.
  2. Do you receive an independent report on cost, progress and risk on a set calendar?
    Hearing only the contractor's version of progress leaves the owner without an independent position.
